2,300 homes approved for Ramat Gan

The plan is for Ganei Azar near Tel Hashomer.

The National Committee for Planning Priority Housing Areas today approved the Ganei Azar plan for construction of 2,300 housing units. The plan, which was approved for deposit in May 2017 and is located in the jurisdiction of the Ramat Gan municipality, was promoted by the Israel Land Authority (ILA). The plan includes 1,965 regular housing units, of which 393 are small-sized housing units, plus 300 housing units for assisted living facilities. The plan also includes 30,000 square meters of public buildings, 120,000 square meters of business space, 10,000 square meters of commercial space, and 85,000 square meters of open space.

The plan zones the area for construction of a residential neighborhood that also includes mixed uses, business and commercial space, public buildings and institutions, and open space. The construction proposed in the plan stipulates 10-storey buildings in certain places and 25-30-storey towers in others.

ILA said today, "The location of the residences, commercial facades, public uses, and commercial and business space facilitate and encourage use of public transportation, bicycles, and walking for a broad range of population groups. The mixed uses proposed in the plan facilitate continuous activity during most of the day and at night."

ILA explains that the amount of public space proposed in the plan will supply the needs of the target population group. It also includes reserve space for settlement in coordination with the municipality. ILA added that the plan has good access to transportation north of the planned Greater Tel Aviv metropolitan area light rail Purple Line and near Highway 461.

ILA promoted the plan through Tel Aviv district planner Gili Tessler. The planning company is Waxman-Govrin and the architect is the late Rafi Lerman.

"The plan is an important link and completes the future picture of the Kiryat Ono region, Tessler says. "The Bikat Ono plans on the area of the Tel Hashomer military camps and the Kfar Azar region were promoted by ILA and approved by the committee for special housing plans during the past five years."
