Regional planning board approves 252 residential unit plan in Hadar Yosef

The Tel Aviv regional building and planning committee has approved a plan to evacuate and build in the Shdera compound in the Hadar Yosef neighborhood.

The plan rezones the open public area for special residential building, designated for the construction of 252 residential units. The average area per unit is 90 sq.m.

The buildings will consist of six storeys, except for one eleven-storey building.

Kuldoni fanily sells south Tel Aviv apartments for $1.35 million

The Arnon Kuldoni family has sold in the past six weeks eight apartments in the building it is contructing on Florentin Street, corner of Nahlat Binyamin, in south Tel Aviv. Sales proceeds amount to $1.35 million.

Sales include a six-room penthouse for $370,000, a three-and-a-half-room apartment for $215,000 and five two to two-and-a-half-room apartments for $123,000-140,000.

The Kuldoni family has invested $6 million in the 42-unit apartment building.

New immigrant housing: 18 sq.m. including kitchen, bathroom

The Tel Aviv local committee has decided to ask for a special meeting to discuss a private developers' plan to build apartments for the Ministry of Absorption on Hahashmal, Wolfson and Raziel Streets in Tel Aviv.

The committee members voiced harsh criticism of these apartments, sized only 15-18 sq.m. (including toilet, shower and kitchenette), but for which the Ministry of Absorption pays a monthly $850 rent.

The committee members decided to demand that the professionals involved prepare criteria for these apartments, in compliance with the Planning and Building Law.

Gerdus and Bilu sell Netanya apartments for $14.25 million

Contractor Yossi Gerdus and the Bilu construction company, jointly building a project in Netanya, have so far sold ninety-seven apartments for $14.25 million. They will build a total of 216 apartments, in four stages.

Occupants of the first building have just entered their apartments. In the most recent deals, the developers sold two three-room apartments to young couples for an overall $286,000.

Bilu is controlled by Zadik Bino, Avi Levy and Ezra Harel, and has a 50% share in the project. It was recently reported that Shemen Industries has acquired 20% of the company.

Aviv sells 70 apartments in December in Jerusalem area

In December, the Aviv construction company sold seventy apartments in the Jerusalem area, in Zur Hadassah, Pisgat Zeev and Betar Illit.

According to the company's marketing manager, this is an unprecedented number. In a regular month, the company sells only fifteen apartments. The manager estimated that the large number of apartments stemmed mainly from the new tax imposed on apartments, which led many buyers to rush to purchase their apartments.

Prices of the apartments are: $95,000 for a three-room apartment in Betar Illit, and up to $120,000 for a six-room apartment.

Karmiel: Yuval Alon to build 77 residential units

Constuction company Yuval Alon has purchased 9.5 dunam (2.125 acres) of land in Karmiel in an Israel Land Administration and Ministry of Construction and Housing tender.

The company will construct 77 residential units of three to five-rooms, houses, and garden apartments. The company will also build a commercial center.

The scope of the project is $15 million, and work is scheduled to start in four months. The project is will be constructed adjacent to the new Karmiel town hall.

Anglo-Saxon: Kiryat Motzkin prices are highest in Haifa suburbs

The average price of apartment sales and rentals in Kiryat Motzkin are the highest in the Haifa suburbs, according to an Anglo-Saxon Real Estate report.

According to the report, the average purchase price of a three-room apartment in Kiryat Motzkin is $114,000; in Kiryat Yam - $98,000; in Kiryat Bialik - $89,000; and in Kiryat Ata - $76,000.

Regarding five-room apartments, the average price in Kiryat Motzkin is $163,000; in Kiryat Yam and Kiryat Bialik - $145,000; and in Kiryat Ata - $138,000.

Kiryat Bialik: 176 residential units sold in first stage of "Butterfly" project

Of the 216 residential units included in the first stage of the "Butterfly" project in Kiryat Bialik, next to the Krayon Mall, 176 have been sold.

Marketing of the second stage will start in the next few days.

Three, four-and five-room apartments, semi-detached houses and penthouses are being offered in the project.

Three-room, 102 sq.m. apartments are selling for $153,000; four-room, 110 sq.m. apartments for $167,000; five-room, 131 sq.m. apartments for $197,000; penthouses for $270,000-300,000 and semi-detached houses are being marketed as plots for self-building.

This is one of the largest residential projects in the Haifa suburbs.
