After overcoming red tape and extensive delays, the largest available bloc of land in Tel Aviv has been deemed fit for construction after two plans were deposited. The plans, known as 3388 and 3700, which include 13,400 apartments in northwest Tel Aviv, as well as offices and malls, have been stuck in recent years at the pre-deposit stage.
In July, "Globes" reported that attempts to deposit plan 3700, which deals with land north of Sde Dov Airport, have been rejected month after month by the Tel Aviv District Planning and Building Committee. This increased the uncertainty for the owners of the land.
Landowners also informed "Globes" that it was the same story of persistent rejection with plan 3388.
However, after the long wait, the two plans have now been deposited so that objections can be made.
Plan 3700 includes 12,380 apartments and is on the bloc bordered by Tel Baruch in the south, country club in the north, Road 2 in the east and the sea in the west. Plans for the 1,900 dunam (475 acres) bloc will also include 147,200 square meters of office space and 68,300 square meters of commercial space.
Plan 3388 is in the bloc immediately south of 3700 and includes 1,015 apartments and 6,440 square meters of commercial space.
Adv. Moshe Shoob of Shoob & Co. has been representing hundreds of landowners of the bloc since 1975. He described the depositing of the plans as a crucial step which would lead to the owners finally seeing apartments on their land.
None of the buildings in the two blocs will be higher than 12 floors so as not to disturb air traffic in and out of Sde Dov Airport.
