Tel Aviv Cinerama to make way for office towers, homes

The tender has been issued by the municipality for 481 homes and 110,000 square meters of office and other space.

The tender for the Cinerama in east Tel Aviv was published at the end of last week by the municipality. The proposed project comprises four buildings, including three towers, with 481 housing units, as well as 110,000 square meters of office space, commercial space and public spaces and buildings.

The tender will close for bids on October 29 with NIS 530 million set as the minimum tender price.

The central area in the project proposed in the tender is 101A, on which four buildings are planned: a 46-flower tower, a 42-floor tower, a 37-floor tower and a 7-floor building. The entire area of 101A occupies 5,488 square meters. A small part (about a tenth) of this area will be used as a work site for the metro and it will not be possible to obtain a permit or carry out work there.

The main issue is the number of housing units that will be allocated to the municipality, through affordable housing or comprehensive urban housing: of the 482 housing units in the project, the municipality determines that 79 will be affordable housing apartments (long-term rental at a discounted price), and another 48 in comprehensive urban housing (small apartments, long-term rental apartments, student dormitories and assisted living).

The bottom line is that of the almost 500 apartments that will be built in the project, only 355 will be allocated to the free market.
