US couple buys Golan Heights house for NIS 6m

The 248 square meter house in Katzrin has fetched a record price for a home on the Golan Heights.

A 248 square meter, eight-room detached house on Hamashushim Street in Katzrin has been sold for NIS 6 million. The house, which is on a 897 square meter lot and includes two guest units and also has a swimming pool, was purchased by a US couple.

There are 8,400 people living in Katzrin, which is the bioggest town on the Golan Heights. There is not much new construction in Katzrin and prices for second-hand apartments there average around NIS 13,000 per square meter, and old houses are sold for less than NIS 10,000 per square meter.

The deal was made in the city's 12th district, which has been renamed "The High District." The neighborhood covers 343 dunams (85.75 acres) in the southwest of the city, and its planning is based on a 2016 plan. In October 2022, the Israel Land Authority held a tender for the land using the "plan and build" method, meaning a tender in which the winning developers plan and build the neighborhood.

The tender was won by the Gal Ariel Construction from the Avnei Derech Group and V.D. Barzani, who jointly submitted the sole bid. The neighborhood will include 1,800 units, which will double the city’s population.

In 2023, lotteries were held as part of the government subsidized program, with prices starting at NIS 600,000 for three-room apartments.

Tax Authority records show that apartment prices in the project reach NIS 16,000 per square meter, while the prices of subsidized apartments reach an average of NIS 7,600 per square meter,- less than half price.

Ground-level homes in the Golan Heights: high-end homes in the area are selling for NIS 3-4 million. The most expensive house in Katzrin, which was built in 2019, sold early last year for NIS 3.7 million. The most expensive property to date in the Golan Heights was sold three years ago for NIS 4.5 million.

The NIS 6 million house is in the south of the neighborhood, and according to the developers, it is guaranteed an uninterrupted view towards the Zavitan stream. Its built-up area is particularly large, and the garden area - is also rare, especially in new construction.

The price, NIS 6 million, seems reasonable since the price of the property's equivalent built-up area reaches about NIS 20,000 per square meter - about 25% higher than the prices of new apartments being built in the area and the house also has eight rooms and two vacation units.
